FAQ

Frequently Asked Questions

How much does it cost to build a custom home with S&S Homes?

Every home is priced from its own plan, so there is no single number. As a starting point for budgeting, our starter homes and townhomes generally begin around $250 per square foot, and our higher-end custom homes can reach $400. The three things that move it most are the lot and what it takes to build on, the square footage, and the level of finish you choose. The best next step is a conversation, so we can give you a real number for your actual project.

How long does it take to build a custom home?

Design and planning usually run six months to a year, which also gives you time to get on our schedule. Construction from there typically runs eight months to a year. Weather, material lead times, and how quickly selections get made all affect the date, and we will give you a realistic timeline for your specific home before we break ground.

Do you build from my plans, or do you design the home?

Both. You can bring plans from your own architect or designer, or we can work from a rough sketch, a floor plan you found online, or simply a list of what you want. Either way we usually draw the plans with our in-house drafter, whether that means redrawing a plan you supplied or starting from scratch. That keeps every step covered and means we are building from the same style of plans every time.

Do I need to own a lot before I contact you?

No. We have lots available you can choose from, we can help you find one that suits you, or we can build on ground you already own. If you already have a lot, we can walk it with you and talk through what it will take to build there.

Do you build outside of Columbus?

Yes. We build throughout Eastern Nebraska, with most of our work in Columbus and the surrounding communities, including Schuyler, David City, Humphrey, and Duncan.

Do I need a building permit, and do you handle it?

New home construction requires a permit, issued through the City of Columbus Community Development Department, and we handle the permitting for you. If you are building on rural land outside city zoning the requirements differ, and we will walk you through them.

Will my home have a basement, and is that standard around here?

Basements are the norm across the Midwest. Roughly 81% of new homes in our region have full or partial basements, compared with about 17% nationally. They add living space and shelter during severe weather. We will help you decide between a full basement, partial, or slab for your plan and lot.

Can you include a storm shelter or safe room?

Yes. We try to incorporate a safe room or shelter into every build, even if it is just the enclosure. A properly built basement already provides good shelter, and a rated safe room offers the highest level of protection.

How do you build for Nebraska winters?

All of Nebraska sits in a cold, heating-dominated climate zone, so a tight, well-insulated home really pays off. We build to meet or beat the state energy code, with close attention to insulation and air-sealing, to keep your home comfortable through Nebraska’s temperature swings.
